Project Details

The Courtyards is a new 319-unit, high-end student housing campus construction project consisting of three, four-story buildings totaling 360,000 square feet on a six-acre site near the University of Michigan and Cooley Law School in Ann Arbor, Mich. The development features on-site luxuries such as a fitness center, game lounge, movie theatre, tanning domes, walking paths and underground parking. The units range from one to four bedrooms each with their own bathroom.

The project was unique and challenging for a number of reasons, its massive size; site constraints, including access into and around the site; and the project schedule. The three, wood-framed, 55-foot-high buildings pushed wood construction to its vertical limits. Walls were built in large sections off-site and then brought in via semi-truck, removed from the truck and directly installed. Planning for site logistics and material delivery was crucial as the long and narrow (225 feet wide and 1,000 feet long) site was land-locked on three sides with only a single access point for all traffic. The entire project constructed in 21 months and all three buildings were open in time for the fall semester.
